Supporting commercial properties across South East QueenslandOne contractor. One scope. One accountable outcome.
When a commercial lease comes to an end, the pressure starts immediately. The tenancy must be returned to the condition required under the lease, the incoming occupant is waiting, and every day the project runs late can delay re-leasing, disrupt business operations or create unnecessary costs.
Insurance reinstatement projects bring a different set of challenges. The property needs to be made safe, damage assessed, repairs coordinated and documentation provided for landlords, insurers and loss adjusters—all while minimising disruption to tenants and maintaining clear communication throughout the project.
For many property managers, the biggest challenge isn’t the work itself—it’s coordinating multiple trades, managing different contractors, chasing progress updates and ensuring nothing is missed before handover. A delayed programme, an incomplete scope or poor documentation can quickly become your problem.
That’s why successful commercial projects aren’t measured by how many trades attend site. They’re measured by whether the property is returned on time, to the required standard, with complete documentation and a single point of accountability from start to finish.
Why commercial property managers choose AFM
Commercial property managers rarely struggle to find trades—they struggle to coordinate them. Managing separate contractors, chasing progress updates, confirming site attendance, collecting documentation and ensuring every item has been completed before handover creates unnecessary risk and consumes valuable time.
AFM simplifies the entire process by managing the project under a single, coordinated scope of works. From the initial site inspection through to practical completion, you have one point of contact, one project manager, one programme, one invoice and one accountable contractor responsible for delivering the agreed outcome.
Every stage of the project is documented with clear communication, progress updates and photo-verified reporting, giving landlords, property managers, tenants and insurers confidence that the works have been completed to the agreed scope and are ready for inspection, re-leasing or claim finalisation.
Our objective isn’t simply to complete the work. It’s to make the entire process easier for the people responsible for delivering the property back on time, on budget and with confidence.

Quote & schedule. Fixed scope and an agreed turnaround — typically 3 days to 3 weeks — booked around your handover or re-let date.
Works delivered. One team across every trade. The site is kept secure and tidy, with progress photos as we go.
Photo-verified handover. A final report with before/after photos your landlord, incoming tenant or insurer can sign off on.
